The concept for the scheme is based on delivering high-quality housing in a way that responds to the existing context, simultaneously integrating a permeable and green development while also creating a strong sense of place.
Navigating the difficult issues of developing a proposal on a site, which is at present a high-risk area for flooding, is a challenge and achieving a future proofed, safe development while also maintaining active edges to the buildings as they relate to the open spaces was an important principle in the design and we believe this is successfully delivered in this submission.
The key project move is three 5-storey blocks parallel to Alandale Square, that contains a flood protected zone to the north of the site, with a large area of public open space to the south. A central flood protected podium provides access to all the dwellings and to the basement carparking. This move creates a strong screen of building, allowing an active frontage to the new street and the public open space to the south. and from Alandale Orchard.
A central internal podium has been raised to a level that has been demonstrated to sit safely above the risk of flooding. This space is held between the main building forms providing attractive and active shared spaces - and safe controlled access to the public open space. Below the podium is a lower ground/ basement carpark, bin storage and bicycle storage. This site strategy results in significant levels of public and shared spaces.
The central podium is the heart of the scheme, providing access to all dwellings proposed. The podium opens to the basement allowing for dynamic planting at different levels.
The large lower level public open spaces on the southern side of the site provides for full permeability through the site and into the central podium. A variety of staircases, ramps and terraces connect the open spaces. Part M access to all units is provided through the podium with lift access to the basement from the cores.
The podium and ground floor residences, with a finished floor level higher than the ground level, required careful consideration to create a strong interaction between the public realm and interior. As such the landscape and architectural designs have cooperated closely to create dynamic engagement and attractive spaces. The long blocks provide high quality passive surveillance, and a pleasing contrast between the clean built form and natural landscape.
