The proposed development is situated on lands at Edmondstown, west of Kilmashogue bridge, at the junction of College road and Whitechurch road and Coill Avon.

Located inside the M50, and within walking distance of many high-quality local amenities including Marlay Park, the recently approved St. Thomas Sports Campus, and many golf clubs, this will be a high quality residential area.

This planning application proposes 172 dwellings, and a creche, a cafe, and local shops in a neighbourhood centre along with two areas of basement carparking on these residentially zoned lands. We propose a mix of dwelling types from 1-bed apartments to 4-bed houses along with the services of a local neighbourhood centre at a medium density within a landscaped sub-urban setting. We have worked with the existing mature trees and the sloping terrain to make a highly distinctive place that respects the importance of the pedestrian and makes great public space. The car parking which is traditionally located to the front of the unit is relocated to the side in many instances. The result is visually removing cars from the public realm which reduces the interference of parked cars with pedestrian enjoyment of these streets and public spaces.

Our vision for Edmondstown is to create a place for high quality in the middle of a community that connects the surrounding amenities. A variety of new homes with the supporting local services will benefit from the existing high amenity values of the locality. The new population will support enhanced connectivity of public transport and the local street network.
